In order to fully implement the five development concepts of “innovation, coordination, green, openness and sharing”, the Chinese government has issued a number of policies that have an important impact on the development of the industry, making the industry happy.However, it has been proved that in the road of industrial development, the bottleneck of steel structure housing is the lack of supporting enclosure system.Compared with developed countries, the industrialization level of steel structure housing in China is in the primary stage.

 1、 In terms of market share, China’s steel structure housing market share is very low, less than 1%, while Sweden, the United States and Australia are 80%, 75% and 50% respectively.

 2、 In terms of industrial chain, the developed countries’ steel structure housing industry chain is complete, and the upstream and downstream are closely combined; in China, the front-end product development, downstream materials, product sales and so on are out of touch with the design, production and construction.

3、 In terms of standard system and component system, developed countries have formulated a set of general industrial standards and technical identification when promoting the industrialization of steel structure housing, and gradually established and improved the component system; although the standard system of light steel structure residence in China is relatively perfect, the industry standard system and component system of multi-storey and high-rise steel structure residence have not been established completely.

 4、 In terms of building envelope system, compared with developed countries, the quality of enclosure system of high-rise steel structure residence in China is not high, which affects the living experience of consumers, which leads to developers and consumers more willing to accept concrete structure residence intuitively.

 5、 In terms of professional coordination, the steel structure residential design in developed countries focuses on the coordination of architecture, structure, equipment and sales, while the participation of architects in the promotion and construction of steel structure residence in China is relatively low.

 6、 In terms of product sales, the steel structure residential sales in developed countries focus on the combination with market demand; the family type products of steel structure residence in China are difficult to meet the personalized needs of consumers and can not fully reflect the large space advantage of steel structure. 

 7、 In the aspect of combination with new technology, the steel structure residence in foreign developed countries is closely combined with the new technology of energy conservation and environmental protection, which effectively reduces the energy consumption; the steel structure residence in China is obviously insufficient in the use of new energy-saving and environmental protection technology.

 8、 In terms of enterprises, the formation of large-scale housing industry group is a sign of mature housing industrialization, which can completely cover the industrial chain of steel structure housing, and realize the integration of design, processing, production, installation, decoration and after-sales service.As early as 1995, the housing production and sales of 10 large housing industry groups in Japan accounted for 90% of the total industrial housing production and sales, while China has not yet formed a steel structure housing industry group. 

In order to develop steel structure residence, we should learn from the experience of developed countries.Take Japan as an example, the main body of promotion, implementation, coordination and organization of steel structure housing in Japan is enterprises, which are not traditional construction enterprises or real estate investment enterprises, but large-scale production enterprises such as Daiwa, Toyota and Panasonic.Large scale production enterprises have complete experience in manufacturing and operation organization. Through technological innovation and industrial production means, the quality and functional composition of houses can be improved, and energy consumption and material consumption can be greatly reduced.
