The Merrillville Planning Committee approved two separate luxury apartment complex proposals to advance the planning process.
Edward Rose Properties Inc. proposes to build 270 apartment units on a 28-acre piece of land in 9047 Connecticut St., near the Broadfield residential development area, while Gary Weiss of Merrill Point Center LLC plans to build 240 apartment units here and 80 apartment units on the 93rd. A 29-acre piece of land with Taft is now a struggling strip center.
Lawyer Greg Bouwer said that Edward Rose’s development will include high-end rental apartments equipped with stainless steel appliances and granite or quartz countertops, as well as clubhouses, swimming pools and outdoor lounges, fire pits and gyms.
Planning committee members Shawn Pettit, D-6th Councillor and Brian Dering stated that the final approval of the project basically depends on the residents of Broadfield and whether they are satisfied that the new development project will not lead to any flooding issues they endure in the past.
Pettit said he has met with Edward Ross representatives and Broadfield residents, and the developer moved a building based on their concerns.
It also pointed out that the owner, Jeff Brant, has pledged to spend US$400,000 to expand the existing pond on the property for drainage.
Lawyer Richard Anderson stated that the Merrill Point Center project, valued at US$45 million to US$50 million, will include a clubhouse with meeting rooms, a large terrace with barbecue area, volleyball and tennis courts, pavilions, walking paths, swimming pools and car washes. Area. He said all units will be rented out.
He pointed out that the location of the project needs to be rejuvenated. “I think this project did just that,” he said.
The site was fixed by a grocery store that left a few years ago, and the space has been vacant ever since.
Anderson said that most of the things on the site will be demolished in the first phase, which is expected to be carried out this year and construction will begin next year.
Anderson said the Goodwill store, Dollar Store and Davita Dialysis Center will remain, while Weiss’ Wise Guys Liquor Store will be relocated to other locations on the site at a later date.
“I think it’s unbelievable that all these units have enough parking spaces. It can become very stressful very quickly,” Delin said.
In another incident, TMG Acquisition I Disposition received the area changes needed to build one or two warehouse buildings at 9527 Broadway, just outside of the Ameriplex in the Crossroads Business Park.
Edward Adler of The Missner Group said he is considering building a 355,300 square foot building or two buildings on 27 acres of land, one 160,800 square foot and the other 233,920 square foot.
Adler said the plot is adjacent to a 45-acre plot purchased by The Missner Group in Crossroads’ Ameriplex, where the company hopes to build an 803,000-square-foot warehouse building. Adler stated that the project will be launched in the spring of 2022.
