Foundation works are underway for the 16-story office building at 555 Greenwich Street in Hudson Yards. The building was originally named 561 Greenwich Street and covers an area of 270,000 square feet. Almost every floor will be connected to the adjacent 345 Hudson Street. The project was designed by COOKFOX Architects and developed by the joint venture Hudson Square Properties, which includes Trinity Church Wall Street, Norges Bank Investment Management and Hines, and plans to make its debut as one of the most sustainable buildings in the city.
Since the last update in March, the excavation work has been completed and the concrete foundation is close to street level. A large number of steel bars stand on the site where the pillars are about to rise. Workers were also seen preparing the outer wall of 345 Hudson Street, which is connected to 555 Greenwich Street.
“The design of 555 Greenwich puts the employee experience at the top of all other considerations,” said Tommy Craig, senior managing director of Hines, at a groundbreaking event this week. “This is especially true because it has to do with the quantity, quality, and type of collaboration space contained in the new building.”
The facade will mainly consist of sand-colored masonry and warehouse-style windows with grid pattern mullions. On the tenth floor, the top of the building is a glass box with exposed metal elements. The volume has many setbacks, creating a large open-air terrace.
Upon completion, the building is expected to obtain LEED Platinum certification. In order to support the city to achieve carbon neutrality by 2050, the project team selected low-carbon-emission mechanical, electrical and plumbing systems, as well as underground geothermal piles. The building will also be the first new office building to use a concrete superstructure for thermal energy storage.
“555 Greenwich embodies Trinity’s management and commitment to the long-term development of the Hudson Yards community,” said Sujohn Sarkar, Managing Director of Trinity Church Wall Street Asset Management. “The sustainable construction methods we have adopted have far-reaching impacts and provide a roadmap for Trinity’s entire product portfolio and sustainable practices in other areas.”
The total construction cost hovered around US$175 million. The development project is expected to create more than 1,000 construction-related jobs in the next 26 months. CB Richard Ellis will oversee the commercial lease of the property.

The property joins some of the large-scale development projects currently underway in Hudson Yards, which soon became the location of popular large-scale business parks, such as the new headquarters of Google and Disney.
