1.Fire and corrosion resistance

The service life of coating is only about ten years, which is far from the design service life of buildings.Due to the different use conditions, public buildings allow later inspection and maintenance, so it is not much questioned.But the residential steel structure is basically impossible to carry on the related inspection and maintenance in the use period indoors, suddenly seems to become a fatal problem.This misunderstanding is widely spread even among technicians in the industry. 

In fact, the corrosion of residential steel structure in the normal indoor environment is extremely limited, even if the initial coating failure for a long time, the corrosion is also controllable, which will not affect the structural safety.The use of steel structure buildings built decades ago in the United States and Japan has fully illustrated these problems.Even, according to the experience of Japan, the current steel structure buildings are generally no longer subject to anti-corrosion coating.In addition, the fireproof problem of steel structure can also be treated by sticking fireproof sheet, which is more reliable than fireproof coating. 

Therefore, the fire prevention and anti-corrosion problem of prefabricated steel structure building does not exist much in technology, but is more a cognitive problem.

 

2.Living comfort

The comfort problem of steel structure public buildings is not prominent, most of which are criticized.This is often caused by the problems of building envelope components and construction technology.

In the past years, due to the problems of supporting resources and application technology of enclosure components, the selection of enclosure components is improper, or the technology is not mature, and the wall structure adopted by engineers is not appropriate, resulting in the problems of external wall cracks, seepage prevention, sound insulation, thermal insulation and so on. 

In fact, the prefabricated steel structure building can achieve the same living comfort as the concrete shear wall if the upper part is properly selected and the enclosure system is reasonable.With the gradual maturity of building envelope components and the progress of engineers’ technology, these problems are being effectively improved.
